Probate Charges
Charges quoted relate to a “full service” Probate Service with our firm dealing with all matters required to obtain a Grant of Probate, collecting in the assets and making payment to beneficiaries, payment of any Inheritance or Income Tax, and transfer of any properties in the Estate to Beneficiaries.
Work will be charged in relation to time spent on the matter at partner hourly rate of £300 plus VAT, plus:
a charge in relation to the gross value of the Estate of 1% or where a partner of the Firm is appointed as Executor 1.5% of the value of the Estate.
Example 1:
Non-taxable Estate of £250,000, single Executor and Beneficiary,
Fees £2,240 plus 1% value charge £2,500 = £4,740 plus VAT.
Disbursements including Probate Application Fee £155 and (where necessary) Land Registry fees and valuers fees will also be payable.
Example 2:
Taxable Estate of £450,000, single Executor and Beneficiary,
Fees £5,040 plus 1% value charge £4,500 = £9,540 plus VAT.

As a rule of thumb, we would usually expect our fees (including the charges for time and value referred to above) for estates where no Inheritance Tax is payable to be between 1.5-2% of the gross value of the Estate. Where Inheritance Tax is payable the usual range would be between 2-3% of the value of the Estate and for more complicated and specialist matters where there are reliefs such as Agricultural and/or Business Property Relief to be claimed, HMRC investigations and substantial numbers of individual shareholdings, offshore investments and accounts etc. and/or where the deceased did not leave a Will and this complicates matters the range could be in the region of 3-5% of the gross value of the Estate.

Obtaining official copies of the Land registry and other Title documents – £3.00 per copy document
Drainage and water searches – £58.80 (approx)

Bankruptcy search – £2.00 per person
Other disbursements may become necessary depending on the specific requirements of the transaction, but we will notify you of any of these before taking any action.
Timescales
Not every transactions is the same and the timescales will depend on the number of parties in the chain, whether you have a mortgage in place or whether you are buying a new build property.
A typical freehold transaction will take between 8-12 weeks, however due to many circumstances the actual length of time this takes may vary from this estimate.
Complex Property Transactions
This includes land, estates and farms. Our property team have extensive knowledge and experience in dealing with complicated property transactions (involving various Titles, land and estates and complex farms) and the process can be complex so experience and understanding from your legal team is essential. We will work with your accountant and bank to make sure that the transaction runs smoothly. We understand the importance of the transaction to you and your family and our experienced property team can provide you with the expertise in a wide range of property services.

Commercial property/ Commercial lease solicitor’s fees
Our property team have extensive knowledge and experience of dealing with commercial leases. The fee will depend on numerous factors such as the complexity of the transaction and the likely timescale. The Landlord may require a rent deposit and we may need to advise you on the terms of the rent deposit deed or arrange advice for any guarantor.

Motoring Fees
Our fees for motoring (summary only) offences on guilty pleas which are dealt with at a single hearing are typically between £1,500 to £2,500 + VAT + travel expenses (mileage/parking).
Our fee includes:
- 2 hours attendance/preparation:
- considering evidence
- taking your instructions
- providing advice on likely sentence
- Attendance and representation at a single hearing at the Magistrates Court
The fee does not include:
- instruction of any expert witnesses
- taking statements from any witnesses
- advice and assistance in relation to a special reasons hearing
- advice or assistance in relation to any appeal
- representing you at a trial
The key stages of your matter are based on the presumption that you have entered a guilty plea and have a date for your hearing. These stages are;
- Meet with your solicitor to provide instructions on what happened.
- We will consider initial disclosure, and any other evidence and provide advice.
- Arranging to take any witness statements if necessary (this will have an additional cost).
- We will explain the court procedure to you so you know what to expect on the day of your hearing, and the sentencing options available to the court.
- We will conduct any further preparatory work, obtain further instructions from you if necessary and answer any follow up queries you have.
- We cannot provide a timescale of when your hearing will take place, as this depends on the court listing for that day.
- We will attend court on the day and meet with you before going before the court. We anticipate being at court for half a day.
- We will discuss the outcome with you. If advice is required on appeal, this will carry an additional cost.
